Estate Cleanout & Junk Removal Pricing

At Clean Estates, we believe pricing should be simple, honest, and upfront. That’s why we’ve designed a pricing structure that’s all-inclusive—no surprise fees, no confusing add-ons. The price we quote is the price you pay. Period.

Unlike many competitors who tack on disposal fees, fuel charges, and labor costs after the fact, we give you a clear, no-obligation quote before the job starts. That quote covers everything.

Estate Cleanout & Junk Removal Pricing

Whether you’re booking an estate cleanout, junk removal, or light demolition service, our pricing always includes:

  • All labor (lifting, loading, sorting)
  • Disposal & recycling fees
  • Travel to and from your location
  • Donation drop-offs (when applicable)
  • Fuel, truck usage, and equipment
  • Full sweep-up and cleanup after the job

Our goal is to keep it simple: you point—we handle the rest.

Estate Cleanout & Junk Removal Pricing Structure

We offer three core pricing models depending on the type and size of the job:

Volume-Based Pricing (Most Common)

For most junk removal and estate cleanout services, pricing is based on how much space your items take up in our truck. We use a large, 15-cubic-yard truck—roughly the size of a box truck or small moving van.

Load Size

Typical Price Range

Minimum Load (1/8 truck)

Call for Pricing

Quarter Load (1/4 truck)

$250 –$350

Half Load (1/2 truck)

$450 –$550

Three-Quarter Load (3/4 truck)

$650 – $750

Full Load (entire truck)

$850 –$950

Every price includes all labor, disposal, and travel—no hidden charges.

Flat Rate for Estate Cleanouts

For full-house or multi-room estate cleanout services, we often provide a flat rate quote based on square footage, number of rooms, and types of items being removed.

This quote is customized during your free estimate and locked in—so there are no surprises when the job is done.

We always walk the property with you, review what needs to go, and give you one total price that covers the entire project from start to finish.

Hourly Labor + Disposal (for Specialized Jobs)

In rare cases where the work is highly custom (such as hoarding situations, structural demo, or extremely heavy items), we may charge an hourly labor rate plus disposal by weight.

But don’t worry—this will always be discussed with you before the job begins. We’ll never tack on fees without approval.

How We’re Different from Other Companies

Other companies often advertise “starting at” prices that sound great—but they don’t include:

  • Disposal fees (often $50–$150 extra)
  • Surcharges for certain materials
  • Fuel/travel charges
  • Labor costs if the job takes longer than expected

That’s where Clean Estates is different. Our pricing is transparent and all-inclusive.

You won’t find any hidden line items, vague charges, or surprise invoices. Just straight-up, fair pricing from a crew that respects your time and trust.

Real Pricing. Real Reviews.

“We were quoted $575 for a full garage cleanout, and that’s exactly what we paid. No surprises. The crew was fast, polite, and cleaned up after themselves.”
John S., Bucks County

“Other companies gave me one price online and another when they arrived. Clean Estates stuck to their number and did a fantastic job with my mom’s estate cleanout.”
Michelle R., Montgomery County

Factors That May Affect Pricing

While our pricing is consistent, certain factors can influence your final quote:

  • Access (e.g., stairs, long walk from truck)
  • Heavily soiled or hazardous materials
  • Unusually large or heavy items (e.g., safes, pianos, hot tubs)
  • Excessive volume (more than one truckload)

Again, we discuss everything upfront before starting the job.

Tip: Estate Cleanouts Often Qualify for Donations

If we can donate furniture, clothing, or household goods during your estate cleanout service, we’ll let you know—and even provide donation receipts when available. This helps reduce waste and gives back to the community, all while potentially helping you with tax deductions.
